Hamilton Woods Associates are recruiting for a Property Sales Officer to assist with resales and staircasing on a permanent basis. Office working will be required at least 4 days a week in the organisations Leeds based offices.

Key Responsibilities of the Property Sales Officer

  • Providing an efficient staircasing and resales service to all homeowners within agreed timescales
  • Managing staircasing and resales queries for existing shared ownership properties
  • Responding to and driving sales
  • Ensuring valuations fairly reflect the value of the property and the share being sold, ensuring equity for both seller and buyer alike
  • Instructing appropriate professionals in pursuance of the staircasing or resales work
  • Processing all documentation in a proper and timely way, and in accordance with all relevant rules and regulations
  • Working collaboratively with property management and finance team members
  • Maintaining and updating date from which to provide weekly and monthly reports on sales progress
  • Dealing with enquiries and complaints and promoting high customer service standards

Requirements of the Property Sales Officer:

  • Effective communications skills, both oral and written is essential
  • Effective IT skills is essential
  • Ability to work to deadlines and under pressure is essential
  • Knowledge of leasehold or shared ownership property sales would be advantageous
  • Demonstrable understanding of conveyancing process from reservation to completion would be desirable
  • An understanding of the legal aspects of leasehold law and regulations would be desirable

Hamilton Woods Associates are currently recruiting for a Property Administrator to join a Leeds based Housing company.

The role is offered on a full-time basis of 39 hours per week.

The purpose of the role will be to provide efficient support to the estate management team.

Experience of working in a residential property environment is desirable.

Responsibilities of the Property Administrator includes:

  • Provide an effective and efficient professional support service to all homeowners living in developments where an estate or block service charge is paid.
  • Ensure that those services are in line with all legal, contractual, regulatory requirements and good and/or best practice intervening where necessary.
  • Review all matters relating to estate and service charges raised by third party managing agents for onward collection from homeowners
  • Assist in the preparation of annual rent, service charge, lease administration fee and buildings insurance charges reviews in a timely manner each year.
  • Ensuring the thorough administration of invoices
  • Carry out minutes, generate reports and draft letters
  • Liaising with external stakeholders such as valuers, estate agents and developers, and monitoring legal progress of ongoing sales to completion.
  • Provide office management support.
  • Adopt and comply with the company’s values, policies and procedures, and regulatory frameworks.

Hamilton Woods Associates are currently recruiting for a Services Lead to join a leading housing provider, managing supported housing, homelessness and temporary accommodation services across Warwickshire.

Responsibilities of the Services Lead:

  • Lead the day-to-day delivery of supported housing and homelessness services

  • Manage and develop a team of staff and volunteers

  • Oversee referrals, occupancy, voids and move-on planning

  • Ensure high standards of safeguarding, health & safety and service compliance

  • Build and maintain effective relationships with local authorities and partner agencies

  • Monitor service performance, budgets and contractual requirements

  • Support customers with complex needs including homelessness, mental health, substance misuse and offending histories

  • Drive service improvements and ensure positive outcomes for customers

Essential Experience of the Services Lead:

  • Previous management experience within supported housing, homelessness or housing services

  • Experience managing and developing staff teams

  • Knowledge of safeguarding, risk assessment and housing management

  • Experience working in partnership with local authorities and external agencies

  • Full UK Driving Licence with access to a vehicle

  • Enhanced DBS (or willingness to obtain one)

Fire Safety Asset Manager

Hamilton Woods Associates are currently recruiting for a Fire Safety Asset Manager to oversee the delivery of a fire safety remediation programme on a 12-month fixed-term contract basis.

Duties and Responsibilities of the Fire Safety Asset Manager:

  • Manage the delivery of a comprehensive fire safety programme of works

  • Oversee third-party contractors to ensure works are delivered safely, on time and to the required standards

  • Manage budgets and prioritise remediation works based on risk and safety requirements

  • Liaise with contractors, including managing procurement activities and mini-tender exercises where required

  • Contribute to the development and implementation of remediation plans

  • Prepare reports and provide regular updates to senior management, executive teams and the Board

  • Ensure compliance with relevant fire safety legislation and asset management requirements

  • Build and maintain effective relationships with internal and external stakeholders

Essential Requirements of the Fire Safety Asset Manager:

  • Demonstrable experience managing a full fire safety programme

  • Strong knowledge of fire safety regulations and asset management programmes

  • Experience managing third-party contractors and multiple workstreams

  • Proven budget management and project prioritisation experience

  • Excellent communication and stakeholder management skills, including board-level reporting

Desirable Requirements:

  • A qualification in Health & Safety, CIOB, or a recognised fire safety qualification would be advantageous, although demonstrable knowledge and experience are considered more important than formal qualifications.

Additional Information:

  • Hybrid working with flexibility across a 40-hour Monday to Friday working week

  • Ideally based in the Gloucester area due to proximity to Bristol and Midlands offices, although candidates in the wider Midlands or Bristol area will also be considered.
